North West homebuilder, Northstone, has purchased a new development site from Wirral Council for a major new residential community that will deliver 249 new homes at Old Hall Road in Bromborough. The brownfield plot, which has been vacant for over 20 years, will now be transformed into a vibrant new community following planning approval received in October, helping to address local housing needs.
The Northstone development will include a mix of two-, three- and four-bedroom homes with 20% affordable housing including a handful of bungalows alongside a variety of two- and three-storey homes, designed to suit a range of household sizes and lifestyles and with a variety of tenures available to its customers.
As part of Northstone’s ongoing commitment to sustainable development, all homes will anticipate the forthcoming Future Homes Standard principles of low carbon net zero in operation housing including air source heat pumps, photovoltaic panels, increased insulation and other energy saving measures to help reduce environmental impact and reduce future energy costs for residents. Construction will begin immediately with the first homes expected to complete in Autumn 2026.
The masterplan also includes new public open space and a children’s play area, supporting wellbeing with the site also being immediately adjacent to Eastham Country Park and existing sports facilities at Leverhulme playing field encouraging an outdoor community life in what is an existing and vibrant accessible village with great schools and employment hubs nearby.
Katherine Ball, Senior Land Manager at Northstone, said:
“Purchasing the site at Bromborough marks a significant milestone in our continued growth and our commitment to bringing high-quality, sustainable new homes to the region. It is another strong example of how we are regenerating underutilised brownfield land and creating well-connected, future-ready communities.
“We are delighted to have worked with Wirral Council and are grateful for their proactive support in bringing this site forward. We look forward to delivering high quality sustainable new homes that people can be proud to live in.”
Cllr Paula Basnett, Leader of Wirral Council, added:
“This is a fantastic example of how Wirral Council is working with partners to unlock the potential of long vacant brownfield sites and deliver much needed new sustainable homes for our residents.
“The development by Northstone will breathe new life into land that has stood empty for decades, creating a vibrant new neighbourhood with green spaces and excellent connections to local amenities, all while creating jobs and supporting local businesses during the construction phase. It reflects our commitment to driving inclusive growth, tackling housing need and building a borough where people can enjoy a high quality of life in well-
connected communities.”
Wirral Council were advised by Lambert Smith Hampton. Ideally located close to local amenities and excellent transport connections, including access to Croft Retail Park, the new development at Bromborough will provide a desirable new residential community from an award-winning housebuilder for those seeking modern, Scandi inspired living in stunning homes offered in a variety of sizes and layouts.
This acquisition at Bromborough follows another recent purchase by Northstone at South Heywood for 186 homes, further fuelling Northstone’ s growth as a prominent and active new homebuilder in NW England. The application for Reserved Matters at Heywood has now been submitted to Rochdale Council with a view to starting construction in 2026 delivering a range of sustainable new homes.
