Story Homes secures resolution to grant planning approval for 205 new homes at Nunthorpe Grange

February 2026, Nunthorpe – Story Homes is delighted to announce that full planning approval has been granted subject to the signing of a S106 Agreement* for a new residential development at Nunthorpe Grange. The new scheme, which will be known as Nunthorpe Gate, paves the way for the delivery of 205 high-quality new homes in this highly sought-after location.

A resolution to grant planning permission was approved by Middlesbrough Council for the scheme at its Planning Committee meeting on 12 February. The approved scheme will make an important contribution to local housing delivery and has been carefully designed to complement the character of the existing Nunthorpe community while providing lasting benefits for the wider area.

Nunthorpe Gate will provide a range of well-designed three to six-bedroom homes, including bungalows, catering for a broad mix of residents including first-time buyers, downsizers and families seeking a long-term home. The development will provide much-needed housing choices for people at different life stages, supporting the continued growth and sustainability of the local community.

Story Homes has already begun building strong relationships within the local area. This includes recently supporting Nunthorpe Squash Club with sponsorship funding for new branded team shirts, helping to promote active, community-focused lifestyles and strengthening ties with local organisations.

The development is supported by a Section 106 Agreement, securing a package of measures that include contributions towards education, local highway improvements, sustainable travel and an off-site affordable housing contribution.

A new access point off the A1043 to the south of the site will help manage traffic flow and minimise disruption, alongside enhanced pedestrian and cycle connectivity, including improvements to the existing Public Right of Way and new footpath and cycle routes. A comprehensive sustainable drainage strategy will manage surface water, reducing flood risk and supporting the local ecosystem.

The development is also expected to deliver economic benefits, creating jobs during construction through the use of local subcontractors and suppliers, and supporting local services once the homes are occupied.
