Nexus Planning has secured planning permission on behalf of Wythenshawe Community Housing Group (WCHG) and nationwide placemaker, Muse, for the transformative redevelopment of Alpha House in Wythenshawe town centre, marking a significant milestone for the wider regeneration of the area.
The approved scheme will see the former office building Alpha House redeveloped to provide 125 one- and two-bedroom apartments, delivering high-quality, much-needed affordable homes that respond to both local need and wider growth ambitions.
Nexus Planning led the planning strategy for the scheme, which included significant local planning authority pre-application engagement, and ensuring that all relevant planning, design, environmental and technical issues were fully addressed in the application submission. The approval reflects a robust, evidence-led approach and a clear vision for the site’s future.

The new building, designed by Levitt Bernstein, will seek to reference the history of Wythenshawe, from the Garden City movement led by Richard Barry Parker to the modernist churches of the 1960s. The building façade design will take these cues and use them to reinforce the refreshment and reinvigoration of the town centre.
The Alpha House development will be 100% affordable and delivered as social rented accommodation, supporting the Council’s wider vision for a vibrant, sustainable and people-focused community. The scheme forms an early and important part of a £500m programme of regeneration within Wythenshawe town centre being delivered by Muse and Manchester City Council.
The scheme represents a significant investment in the Wythenshawe area and will play an important role in supporting economic growth, enhancing the local environment and delivering a high-quality place for future occupiers.
