Stonewater brings new affordable housing development to Birstall

National housing provider Stonewater has begun work on a new affordable housing development at Field Head Lane in Birstall, West Yorkshire. The new site will bring much needed homes to an area where demand for good‑quality, affordable housing continues to outstrip supply.

The development will deliver 32 affordable homes upon completion and is being delivered in partnership with Construction Dynamics, Kirklees Council and Homes England.

The 32-plot scheme includes 24 homes for affordable rent, across two- and three-bedroom houses and one-bedroom apartments. The remaining eight properties will be Rent to Buy homes, to make the scheme accessible to first-time buyers and individuals on lower incomes.

“The new development in Birstall is being built on a former railway site, helping to regenerate underused land while providing new affordable housing options for local people,” said Chris Montague, Director of Development (East & North) at Stonewater.

“West Yorkshire has faced sustained pressure on its housing market in recent years, with rising private rents, limited newbuild capacity in areas like Birstall and increasing demand for family‑sized homes. This new scheme will help alleviate some of the pressure caused by these issues.”

All homes will feature energy-saving heat pumps and solar panels, as well as electric vehicle charging points, helping customers reduce energy bills while supporting Stonewater’s wider ambitions for low-carbon, future-proofed housing. The scheme will also include cycle routes, connecting the estate directly to the nearby Oakwell Country Park, encouraging travel by walking and cycling. As part of development plans, Stonewater will increase the number of trees at the site, offering up green space and encouraging biodiversity.

In keeping with Stonewater’s public art initiative, there will be a new public open space on the site and two public art installations to be incorporated into the development. The pieces, created from granite, will depict local wildlife and will not only enhance the character of the site but foster a sense of community in a new space for new customers.

By transforming a former railway site into a high-quality, affordable neighbourhood, Stonewater is helping to meet local housing need while supporting residents with modern, energy-efficient homes and a new community space. The scheme is expected to be completed in March 2027.
