Cameron Homes Completes £14m Hagley Manor Development, Worcestershire

Cameron Homes has completed the £13.8m Hagley Manor development, located on the edge of the sought after rural Worcestershire village of Hagley. The 26 three-; four-; and five-bedroom homes achieved record values for the Staffordshire-headquartered housebuilder.

Consisting of 16 open market properties, three First Homes, and seven affordable homes delivered to Bromsgrove District Housing Trust, the development took 18 months to construct, with all homes matched with buyers ahead of the build programme. The 3.2-acre site is a mile from Hagley Train Station, which has regular commuter services to Kidderminster, Stourbridge and Birmingham Snow Hill.
The 16 three- to five-bedroom open market houses sold for between £357,000 – £970,000, consisting of a range of detached and executive detached styles, constructed with traditional brick and render elevations. The eight house designs for the private homes range from 1,159 to 2,381 sq ft, catering to a wide range of buyer profiles, including first time buyers, growing families and downsizers.
Paul Morrisey, Cameron Homes’ operations director, said: “We are thrilled to see this wonderful development completed in only 18 months, with all 26 houses now lived-in family homes.“As it is a sloping site, boundary retainment work was required to create the development area, prior to housebuilding commencing, which required specialist groundworks and site preparation.”

The site was allocated for residential development in Bromsgrove District Council’s adopted local plan. Cameron Homes appointed Staffordshire-based White Ridge Architecture to design and submit a detailed planning application, which was approved in 2023. The 5-star HBF housebuilder commenced work on site following the discharge of planning conditions and finalisation of the S106 obligations.
The homes at Hagley Manor have been constructed to achieve a high EPC rating, ensuring residents can significantly lower their carbon footprint and benefit from energy savings. Hive thermostats, electric vehicle car chargers, and high-performance solar PV panels are installed as standard. The stylish fitted kitchens feature integrated Bosch or Electrolux appliances. Bathrooms, en-suites and cloakrooms have contemporary white sanitaryware, with Porcelanosa floor and wall tiles.
As part of the construction programme for Hagley Manor, Cameron Homes delivered ecological enhancements to increase the biodiversity of the site. The development also benefits from a new cycle path which links to the adjacent network.Established in 1994, Cameron Homes is currently delivering over 200 homes across 11 live developments and has a pipeline of future sites expected to deliver circa 1,000 new homes.
