Cameron Homes Launches £18m Development of Striking Modern Houses in Ruddington, Nottinghamshire

Staffordshire-headquartered Cameron Homes has launched its six-acre Sylvan development in the historic Nottinghamshire village of Ruddington. The £18m project is delivering 36 highly contemporary three-, four-, and five-bedroom houses, designed by Pegasus architects.

Accessed off Loughborough Road, the development is within walking distance of Ruddington’s shops, restaurants, amenities, schooling and visitor destinations, including three museums. As the largest village in Nottinghamshire, the homes under construction will enable Ruddington house hunters to move into a bespoke-designed, energy-efficient home, equipped with smart technology.

A four-bedroom show home styled by Edward Thomas Interiors is being unveiled on Saturday 27th September, which will then be open to the public five days a week. Four-bedroom detached homes are currently priced from £663,000 to £775,000, with launch incentives worth up to £10,000 per plot. The first houses will be ready to move into before the end of this year, while three- and five-bedroom homes will be released for sale in the coming months.

Cameron Homes has been constructing new homes across the Midlands for over 30 years. The five star HBF housebuilder has worked with Edward Thomas Interiors on the styling for the Sylvan show home, which features muted organic soft furnishings, complemented by glamorous dark-wood furniture. Car parking for each home is provided on plot, via driveways and garaging. Visitor parking bays are dispersed across the site.

The four-bedroom Meadowcroft show home offers 2,030 sq ft of modern living space, featuring a large L-shaped kitchen, dining and family area with bi-fold doors. There is also a living area, study, utility room and cloakroom on the ground floor. The principal bedroom has the luxury of an ensuite bathroom and dressing area. Bedroom two also benefits from an ensuite, with a family bathroom to serve the third and fourth bedrooms. The Meadowcroft enjoys a private driveway and double garage.

There is a community orchard next to the Sylvan development, and two areas of public open space will be formed within the development boundary, creating a strong sense of place and providing habitats for local wildlife. 12 bat boxes, 26 hedgehog highways and 36 swift boxes are also being installed to enable endangered species to thrive.

The homes at Sylvan are designed to a high EPC rating, ensuring future residents can significantly lower their carbon footprint and benefit from energy savings. Specification highlights include Smart Hive thermostats, electric vehicle car chargers, and solar PV panels.
