Cameron Homes Submits Plans for £17m Development in Oadby, Leicestershire

 
Cameron Homes has acquired a 2.38Ha (5.9-acre) site in Oadby; an affluent town located four miles from Leicester city centre. The housebuilder has submitted detailed plans to Leicester City Council for 39 family homes, together with public open space.

Accessed from B582 Gartree Road, the site has a draft allocation in the emerging Leicester City Local Plan. The land parcel has been acquired from the long-term landowner Central Co-op, represented by Savills. Cameron Homes was selected to take the development forward to detailed design and delivery. The Staffordshire-headquartered five-star HBF housebuilder appointed Roberts Limbrick Architects to design the scheme, with Pegasus acting as the planning consultant.

A mix of one- to five-bedroom semi-detached and detached homes with brick and rendered elevations are proposed, with eight of the 39 plots allocated for affordable housing. The dwellings will be either single storey bungalows, or two storey houses.

The site in Oadby is described as being on the south east boundary of the city of Leicester. It backs onto The Leicestershire Golf Club and lies next to Shady Lane Arboretum, which features a managed collection of over 500 species of trees and wildflowers.

Gartree Road leads onto the arterial London Road into Leicester city centre, which is a thoroughfare for commuter buses, and other bus services for Oadby and the surrounding area. The M1 and M69 are within easy reach, with Leicester General Hospital and the University of Leicester both close by. There is a wide choice of schooling, including a number of Ofsted-rated Outstanding schools.

Subject to planning approval and the swift agreement of pre-commencement conditions, work could commence on site before the end of this year.
As part of the development programme, Cameron Homes will retain, maintain and manage the majority of established trees and hedgerows along the site boundary. The company will also deliver ecological enhancements and increase the biodiversity of the site, through the creation of attenuation ponds resulting in new habitats. New trees, hedgerows, shrubs and wildflowers will be native species.

The traditionally styled exteriors of the homes have been designed to reflect the local vernacular. The latest green energy features will be incorporated into this scheme, with a very high EPC rating targeted. Specification highlights will include air source heat pumps, smart Hive thermostats, electric vehicle car chargers, and solar PV panels.

Established in 1994, Cameron Homes is currently delivering over 200 homes across 11 live developments and has a pipeline of future sites expected to deliver circa 1,000 new homes.
