Independent housebuilder Dandara has completed the acquisition of parcels 1&6 on Phase 4 at Linmere in Houghton Regis, Bedfordshire, marking the next step in its commitment to delivering high-quality new homes across the region.
The 11-acre development will deliver 165 homes, comprising a mix of private and affordable properties, and will contribute significant community investment to Houghton Regis. As part of the wider Linmere masterplan – which is set to deliver up to 5,000 new homes alongside extensive community infrastructure – Dandara’s scheme will provide a carefully designed neighbourhood that blends seamlessly into the evolving landscape.
A planning decision is expected in early next year, with construction due to commence in April and the first homes anticipated to go on sale in November. This latest acquisition follows a deal earlier this year between Dandara, Packaged Living, and Aviva Investors, which formed part of Dandara’s Single Family Housing strategy. That partnership confirmed delivery of a range of high-quality two-, three-, and four-bedroom homes, forward-funded by Aviva Investors and operated by Packaged Living.

Forming part of the wider Linmere consortium scheme, the development is being delivered by Master Developer Land Improvement Holdings, which is set to bring forward 5,000 homes over a 15-year period. The site already benefits from a range of state-of-the-art community facilities, including a new Lidl supermarket, The Farmstead – a vibrant community hub featuring an independent café and adventure play area – and the Thornhill Primary School extension, which opened in 2021.
Linmere’s location offers exceptional connectivity, ideal for commuters. The development is a short cycle via the Route 6 Cycleway to Leagrave Train Station, or a short drive to Luton Airport Parkway, both providing fast connections to central London in under an hour during peak times. Excellent road links are also available, with the M1 adjacent to the development, providing convenient access north to Milton Keynes and south to London.
