How partnership-led design at Mungo Park Way delivers daylight, ventilation and low running costs in affordable homes – without adding build complexity.
Across the UK, much of the existing social housing stock continues to face challenges with damp, mould and poor indoor air quality. Limited daylight, insufficient ventilation and rising energy costs can negatively impact residents’ health, comfort and wellbeing.
Mungo Park Way in Wallasey on the Wirral shows how these challenges can be addressed through thoughtful design, close collaboration and proven solutions. Delivered by Starship, Onward and VELUX, with support from Homes England and the Liverpool City Region Brownfield Land Fund, the development comprises 13 rent‑to‑buy homes that are affordable, energy efficient and designed for long‑term use.
Indoor environment quality was a key design driver. The VELUX dormer solution was selected for its strong daylight performance and its compatibility with Starship’s panelised construction system. Dormers can typically be installed within one day, supporting programme efficiency while providing consistent quality across multiple plots. The design also increases head height and usable space, so upper floors feel like a true extension of the home rather than a converted loft.
Openable VELUX roof windows support effective purge ventilation, improving airflow and helping to reduce moisture build‑up, damp and mould. Combined with improved thermal performance, this contributes to healthier internal conditions throughout the year.
The homes also integrate solar panels, air source heat pumps and high‑performance glazing to reduce energy demand and carbon emissions. For residents, this means lower running costs and greater control over household energy use.
Manufactured using Starship’s precision panelised system, the homes were produced in a controlled factory environment, reducing waste and speeding up on‑site assembly. The result is a repeatable, scalable approach to delivering sustainable, adaptable housing.
More than a pilot, Mungo Park Way is now a built example of how partnership can translate ambition into homes people genuinely want to live in.
