Surrounded by the breathtaking scenery of Morecombe Bay, the luxury Pippins Beck residential development in the Lake District demanded high expectations from its interior finishes. Forbo Flooring System’s Allura LVT was specified as the ideal solution to match both the desired aesthetics and required performance.

With a desire to create a vibrant new community, Quince Homes envisioned Pippins Beck as a place where families could enjoy the benefits of countryside living while accessing high-quality housing. Located within the beautiful landscape of Ulverston in the Lake District, their plans included a balanced mix of affordable and market homes, bringing new opportunities to the area. Following planning approval, work commenced in Winter 2025 with the excavation of the first foundations.
Delivering over 260 units across eight years, the first phase is well underway with the construction of 14 plots. Consisting of three, four and five-bedroom semi-detached and detached houses, the development is perfect for growing families or those looking to settle into a quieter environment.
Interior design specification
With the emphasis on high-end and luxury interiors, Quince Homes knew that high-quality installations and materials were essential for the Pippins Beck development.
Speaking about the flooring, Frank Phillipson, Managing Director at Quince Homes, said: “Our choice of design is massively inspired by practicality and customer preferences. 80% of customers are leaning towards much more natural aesthetics, with the younger generation turning away from carpet and opting for wooden, hard flooring throughout homes.”
Following a recommendation by Kirk Thompson, Development Manager for Quince Homes, the developer chose to specify Forbo’s Allura fully adhered luxury vinyl tile (LVT) flooring throughout the ground floor, from the hallway to the kitchen.
Frank explained: “The Allura collection aligns perfectly with what we are trying to represent as a developer. Across the home interiors and exteriors, we focus on tying in the natural elements of the surrounding areas. With slate roofs and natural stone walls, it only made sense to source a natural looking flooring design – it fits into the aesthetic perfectly.
“The quality of the flooring was another essential consideration. With Forbo, I know the flooring is still going to look just as good years down the line as it was when it was installed. As this flooring was laid throughout the ground floors where traffic is constant, we knew it was essential to specify a solution with high-quality and durable properties.”

Available in a modular plank and tile format the benefits for housebuilders are ample. Compared to sheet vinyl products this format remains an easy-to-handle solution on site, producing less wastage and limiting mess made.
Installation Process

Speaking about phase one, Frank described the installation as, “Gorgeous; I am so happy with the process, not even 1mm off. We are planning to use Forbo’s floor coverings across the majority of our plots and market housing and will be sticking to Allura LVT.”
With construction of the Pippins Beck development expected to be completed by 2032, Frank concluded: “Flooring is the biggest surface in any home, building or space, meaning it is essential to get right. Now in phase one, we are at the exciting stage where we are handing over the keys to families. The house is really a blank canvas for our owners to step in and transform into a home, there isn’t any coloured paint or internal character yet.
