Quintain, the developer behind the transformation of Wembley Park, has awarded a £161.5m construction contract to Wates Construction, one of their four key contractors on site.
The contract will see the delivery of 633 new homes at Wembley Park, including 347 build to rent and 286 affordable homes.
The contract for twin plots E01 and E02, is the largest ever awarded to Wates on a single site, and marks a total of £1.7bn worth of construction contracts given by Quintain at Wembley Park.
The E01/E02 development, located off Olympic Way, will provide 633 residential homes across private rented, affordable rented, intermediate for sale, intermediate rented tenures.
Of these, 347 will be build to rent and managed by Quintain’s rental management business, Tipi and will include state of the art residential living, with interiors by Fossey Arora and partnerships with Samsung, Kohler and John Lewis to supply appliances, brassware and furniture. The homes, which will neighbour Boxpark Wembley and a brand new seven acre park, will have access to private communal landscaped gardens, as well as a Multi-Use Games Area (MUGA). The building will also include a gym, with a children’s nursery at ground level.
Whilst this will be Wates’ largest project at Wembley Park, the team is nearing completion on plots NW07 and NW08 (Landsby), which will open to the public later this year, with 361 new homes, the majority of which are to be operated by Tipi with the remainder managed by Network Homes.
Quintain, who are delivering the massive 85 acre regeneration at Wembley Park, has already successfully delivered 1,400 homes, London Designer Outlet, the Hilton London Wembley Hotel and the reconfiguration and refurbishment of the Grade II listed Wembley Arena (now the SSE Arena, Wembley), as well as significant public realm.

Wates’ work at Wembley Park to date has seen them deliver a Wates Building Futures course for a number of local residents who were given the opportunity to engage in practical skills training in plumbing and carpentry. Many of the Building Futures attendees now have full time roles in the construction industry and the partnership formed between Wates and Brent Council has seen a successful reduction in long-term unemployed of local residents. The Wates Reshaping Tomorrow commitment has seen the team undertake significant building refurbishment to improve the working conditions of Addaction, a drug and alcohol treatment facility and Penrose a criminal rehabilitation centre, with the next phase of works due to deliver similar focus on community projects.
Wates is a member of Quintain’s main contractor framework and based on its experience and long standing relationship with Quintain it was selected as the preferred main contractor to deliver E01/E02. Quintain’s other contractors within the framework are Sisk, McAleer & Rushe, McLaren and O’Keefe.
Construction on E01/E02 is due to complete in 2020.
