Solving Low-Pitch Challenges at Greenleys Pavilion

A new community sports pavilion in Milton Keynes has highlighted how adaptable roofing design can help resolve low-pitch specification challenges without delaying construction.

The Greenleys Pavilion project, overseen by Bellway Homes and designed by BM3 Architecture, forms part of the wider regeneration of the former Milton Keynes Rugby Club site.

During the construction of this modern community hub, it was identified that the 15-degree roof pitch was incompatible with the originally specified tile covering.

Overcoming pitch limitations:
Rather than reverting to the planning stage or altering the building’s approved aesthetic, the project team integrated Onduline’s ISOLINE LOW LINE sub-roof system into the roof build-up, which provided:

  • Secondary Waterproofing: The system creates a reliable waterproofing layer beneath the external tiles, ensuring long-term performance.
  • Architectural Flexibility: This solution allows for the installation of various roof tiles on pitches as low as 10 degrees, preserving the intended appearance of the building.
  • Project Continuity: The use of a sub-roof system allowed the developer, Bellway Homes, to meet programme deadlines without needing to redesign the roof structure
  • Renewable Integration: The build-up was designed to support inline photovoltaic panels, allowing the pavilion to meet sustainability goals without compromising weatherproofing.
