— First land deal since rebrand marks Telford Living’s expansion into wider living sectors —
London – 24 September 2026 – Telford Living, one of the UK’s leading living sector specialists and the UK residential development arm of Trammell Crow Company (TCC), has exchanged contracts to acquire a major site on International Way, Stratford, from the Department for Transport (DfT) and HS1, and has submitted a planning application for a purpose-built student accommodation (PBSA)-led mixed-use development. Subject to planning approval, construction is expected to start in 2028 and practical completion targeted for 2032.
Telford Living shaped the proposals through extensive engagement with local stakeholders, residents and students. The planning application proposes a PBSA-led mixed-use scheme of 749 beds across two buildings, including 50% affordable student accommodation. The project will also deliver flexible public space, extensive landscaping and public realm improvements, enhanced pedestrian connections and high-quality amenity spaces.
Located immediately north of Stratford International Station and opposite Westfield Stratford, the site currently accommodates parking and operational railway infrastructure. Telford Living’s proposal would transform this underutilised site into a vibrant, student-focused destination, supporting London’s growing student population while contributing to the continued evolution of Stratford as one of the capital’s most successful regeneration areas.
The deal marks Telford Living’s first acquisition since its rebrand and strategic repositioning, and this PBSA-led development underlines the company’s ambition to deliver across all living sectors, including build-to-rent (BTR) and co-living.
This project also highlights Telford Living’s ability to deploy capital into new opportunities despite a challenging economic and planning environment, continuing its track record of supporting regeneration and housing delivery across London and the UK.
